Advice and Procedures for New Tenants
As a prospective new tenant we would like to advise you on how to search for an move to a new home as easily as
possible. When you make an enquiry with our agency you must be clear on the following details, which we will ask
you initially.These will help us to save time for you in the long run.
- Your work circumstances
- How many persons will occupy the property eg family, couple etc.
- What is your monthly budget
- How long a term will you require – most landlords ask for 12 months
- Any other relevant details – furnished/unfurnished, pets, bus routes etc.
- Have ready your work references, official identity document, i.e. driving licence, passport, previous landlord
reference and proof of bank account. If you do not have an Irish bank account you will need to set one up to pay
monthly rent and utilities by direct debit or standing order.
- What times you are available to view properties.
When you view a property and decide you would like to take it you have to pay a €500 non refundable booking
deposit. The agent will then pass your references on to the landlord for review. Once the landlords has agreed to
let to you, on the terms agreed, you must give us your home details and bank account details in order for the lease
to be completed.
An appointment will be made for your to sign the lease and Bank standing order form in our presence at DNG Office.
This usually takes about 25 mins and may be done on or before commencement date of the lease, depending on the
circumstances. All parties named on the lease must be present for signing. At this point you will pay the balance of
the security deposit plus one months rent in advance. We only accept cash or bank draft.
We do not accept personal cheques or credit card payments.
As well as the keys to the property, you will be given a copy of the lease, which will have the meter readings for
utilities such as gas and electricity. These utilities will be transferred while you are in the office signing the lease.
Important information to note
- DNG act as agents for the Landlord. Once the lease is signed the security deposit for the property is passed to the
landlord to hold until the end of the tenancy agreement. DNG do not hold security deposits. At the end of the lease
term is it purely the landlords decision as to how much of the deposit is to be returned. The landlord of the property
will carry out the final inspection on the property before they hand over the deposit.
- If there is a problem with the property during the lease agreement and you contact DNG, the agent will contact the
landlord straight away with details of the problem. It is then the landlords responsibility to make good the problem.
DNG are not responsible for repairs to properties which we do not manage.
- DNG do not hold spare keys for the property. All keys are handed over at the start of the tenancy.
- At the end of the tenancy the tenant is responsible for cancelling the standing order for the rent. The tenant is also
responsible for transferring the utilities back into the landlords name
